Free Blower Motor Inspections

The key element to maintaining a comfortable temperature and humidity throughout your home or office means maintaining the blower motor that is a vital component responsible for circulating air into the building and resides in you HVAC system. The job of the blower motor is to push cold air (in the summer) or hot air (in the winter) through ducts to the desired locations in you building. If your building has air registers, you likely have multiple blowers in your HVAC system that need to be maintained.


A blower motor inspection includes the following parts:


Motor – which is the power source and main component of the blower and is responsible for driving the shaft. During motor operation, the fan moves accordingly.

 

Belt – A motor shaft is connected to the belt and the belt is connected directly to the fan. As the motor is operating and turning the shaft, the fan moves accordingly. Some HVAC systems don’t use a belt to drive the fan, but instead use a direct drive system, where the motor shaft directly spins the fan blades without a belt.

 

Shaft – The fan impeller is mounted on the shaft and this component uses torque from the motor to transfer energy to the impeller.

 

Housing – The housing unit protects the blower that is more prone to damage caused by dirt, grime, oil and moisture leaking into its wires.

Evaporator coil inspections include:

 

  • Cutting off power to the indoor air handler at the switch or circuit breaker panel.
  • Removing the necessary sheet screws securing the coil access panel. Seams of the panel are also commonly sealed with metal foil tape that must be peeled away.
  • Visually inspecting for dust, dirt and mold contamination or evidence of coil icing by removing the access panel and exposing the evaporator coil.
  • If the presence of dust or dirt appears extensive, the technician may remove additional panels to access the opposite side of the coil, too.

 

The technician uses a spray foam solution formulated for coil cleaning after sufficient access has been obtained. After the foam soaked coil passageways are free of dirt, the solution drips down into the coil condensate drain pan.

 

If mold growth has been observed, the technician will use EPA-approved disinfectants to treat coil surfaces, as well as cleaning and installing time-release biocides in the coil drain pan.


After the cleaning process has been completed, all access panels are re-installed and panel seams sealed with metal foil tape.
